Designing for the desert climate

The Sonoran Desert’s extreme temperatures and intense sunlight demand thoughtful design. Orientation is a primary tool—homes are arranged so their longest walls face north and south, reducing east‑ and west‑facing exposure to harsh morning and afternoon sun. Deep overhangs, recessed windows and shade structures block high summer sun while letting in winter light. High‑performance insulation and thermal‑mass materials like rammed earth, adobe and concrete help keep heat out by slowing thermal transfer and reflecting radiant energy. Cross‑ventilation is planned through window placement and vented skylights to promote natural airflow, reducing reliance on air conditioning. Xeriscaping with native plants creates microclimates, shades walls and cuts outdoor water use by about 50 percent.

Embracing indoor–outdoor living

The desert is best experienced when there is no clear boundary between inside and out. Deep roof overhangs, shaded courtyards and covered patios allow you to enjoy views and breezes while staying protected from the harsh sun. We use large sliding glass walls and folding doors to blur the line between living rooms and terraces, creating flexible spaces that expand during cooler mornings and evenings. Thoughtful floor plans orient kitchens and social areas toward courtyards and patios, encouraging cross‑ventilation and effortless flow. Outdoor living zones—complete with kitchens, dining spaces, lounges, hot tubs or plunge pools—make it possible to cook, entertain and relax year‑round. Landscape and shading elements are integrated to create microclimates so you can move seamlessly between interior comfort and open‑air living without sacrificing energy efficiency.

Understanding Arizona’s evolving ADU rules

Accessory dwelling units (ADUs)—also called casitas or guest houses—are becoming more accessible in Arizona. In May 2024, House Bill 2720 established statewide uniformity, requiring cities with populations over 75,000 to permit at least one attached and one detached ADU on single‑family lots and allowing a third detached unit on lots of one acre or more when one is designated as affordable housing. Phoenix now permits up to two ADUs per lot in single‑family zones, with a third ADU allowed on one‑acre lots if one unit qualifies as affordable. Each ADU may not exceed 75 percent of the primary home’s floor area; on lots up to 10,000 square feet the maximum size is 1,000 square feet, and on larger lots it is the lesser of 3,000 square feet or ten percent of the net lot area. State law also allows municipalities to set design, parking and setback requirements, and homeowners should verify zoning and lot coverage using tools like Phoenix’s “My Community Map.” Homeowner associations may still impose stricter rules.
